When working with landlords & agents we always offer market rate rent and in some cases even higher! Not only that but we always aspire to working long term with our landlords which is why we have 3-5 year rental agreements with rent reviews each and every year to help stay in line with inflation!
Maintenance Free
Something our current landlords love is that we take care of all the maintenance costs throughout our rental contract. So all of the on-going wear and tear issues that arise will be dealt with by us, making it even more hands off for yourself! On top of this, all our properties have insurance up to £5 million!
Flexible Contract
All of our contracts are extremely flexible and personalized to the landlord. You have the option of signing a 3 year contract or a 5 year contract! Now we know this is a long time, which is why we always include a break clause just incase an emergency pops up.

When we begin working with a landlord on our guaranteed rent scheme we always make sure the property is fit for purpose & will attract the type of clients who will be in the property. Therefore, if needed, we will carry out some light decorating!

Completely Hands-off

Like any investment property you own, there will always be some kind of wear & tear issues. The same does apply for our guaranteed rent scheme but we take care of all the maintenance issues for the duration of our agreement.
Not only that but if for whatever reason the maintenance issue becomes quite serious, all our properties have building insurance of up to £5 million which will cover this just fine. We have never been that case & hopefully it will never come to that, but we’d always prefer to have the solution in place just in case.
The duration of the agreement can depend but we usually go for a 5 year agreement. This will always include a rent review period every year.
